What Happens During a Real Estate Closing
Contract Signed
Once the buyer and seller agree on terms and sign the purchase contract, the title company receives the executed contract and opens a title file. This starts the clock on the closing timeline.
Earnest Money Deposited
The buyer submits an earnest money deposit (EMD) to our escrow account. This shows the seller the buyer is committed. The funds stay in escrow until closing day, when they are applied toward the purchase price.
Title Search & Examination
We search public records to verify the seller has clear legal ownership. We look for outstanding liens, judgments, tax issues, or other claims against the property. If something shows up, we work to resolve it before closing.
Title Commitment Issued
The title commitment is a document that says we are willing to insure the title, subject to certain conditions. It lists any requirements that must be satisfied before closing, such as paying off a mortgage or clearing a lien.
Documents Prepared
We prepare the deed, settlement statement, affidavits, and all other closing documents. For financed purchases, we coordinate with the lender to receive their closing package.
Closing Day
Everyone meets (in person or remotely) to sign the documents. The closer walks you through each page, collects the remaining funds, and makes sure everything is in order before the deal is finalized.
Recording & Disbursement
After closing, we record the deed and mortgage with the county. The seller receives their proceeds, the buyer gets the keys, and final title insurance policies are issued to protect everyone's interest.
