Affiliated Business Arrangement Disclosure

This is to inform you that Coastal Collective Title, LLC has an ownership interest held by a Florida-licensed real estate broker. This constitutes an affiliated business arrangement under Section 8(c)(4) of the Real Estate Settlement Procedures Act ("RESPA"), 12 U.S.C. § 2607(c)(4), and its implementing regulation, 12 C.F.R. Part 1024 (Regulation X).

Because of this relationship, this referral may provide the owner a financial or other benefit as a return on ownership interest.

Notice to Consumers

You are NOT required to use Coastal Collective Title, LLC. You are free to shop for and select any title insurance agent or settlement service provider of your choice.
There is no requirement to use a particular provider as a condition of your transaction. No one may condition the sale, purchase, financing, or refinancing of real property on your use of a particular settlement service provider.
Estimated charges for title and closing services will be provided to you in advance of your closing. Florida title insurance premiums are promulgated (set by the state) and are identical at every licensed title agent in Florida. Closing and escrow fees may vary by provider.

Real Estate Broker Ownership Disclosure

One of the owners of Coastal Collective Title, LLC holds an active Florida real estate broker license. This individual does not operate, manage, or participate in the day-to-day title and closing operations of Coastal Collective Title. The company is operated and managed by Lori LaCoppola, Owner & Managing Partner.

This disclosure is provided pursuant to RESPA and Florida law to ensure full transparency regarding ownership interests. The broker-owner's real estate brokerage activities and Coastal Collective Title's settlement services operate independently. No consumer is ever required to use Coastal Collective Title as a condition of any real estate transaction involving the broker-owner or any affiliated brokerage.

Florida Title Insurance Licensing

Coastal Collective Title, LLC is a licensed title insurance agency in the State of Florida, regulated by the Florida Department of Financial Services (DFS) pursuant to Florida Statutes Chapter 626, Part V (Sections 626.841–626.8473). All required licenses are current, properly maintained, and subject to regular renewal and continuing education requirements.

Title Insurance Underwriter

Title insurance policies issued through Coastal Collective Title are underwritten by Stewart Title Guaranty Company, one of the largest title insurance underwriters in the United States. Stewart Title is rated by the major financial rating agencies and is licensed to do business in all 50 states.

Florida Promulgated Rate Notice

Florida title insurance premiums are promulgated by the Florida Office of Insurance Regulation pursuant to Florida Statute § 627.7711. This means every licensed title agent and underwriter in Florida charges the same premium for the same coverage. You will never pay more or less for title insurance based on which title company you choose.

What may vary between title companies are closing fees, escrow fees, title search fees, and service quality. Coastal Collective Title provides a transparent fee schedule upon request.

Escrow & Trust Account Notice

All escrow and trust funds received by Coastal Collective Title are held in FDIC-insured trust accounts at a federally regulated financial institution, in compliance with Florida Statute § 626.8473 and Florida Administrative Code Rule 69B-186.

Escrow funds are reconciled in accordance with Florida law and are never commingled with operating funds. Disbursement of escrow funds occurs only upon satisfaction of all closing conditions and in accordance with the executed settlement statement.

ALTA Best Practices Compliance

Coastal Collective Title adheres to the American Land Title Association (ALTA) Best Practices Framework, a set of standards developed to help title and settlement companies demonstrate their commitment to protecting consumers and lenders. Our practices include:

Maintaining all required state and local licenses
Adopting written procedures for escrow trust accounting
Implementing a comprehensive privacy and information security program
Maintaining professional liability and fidelity coverage
Providing accurate settlement statements and closing disclosures
Ensuring proper recording of documents and timely policy issuance

Your Rights as a Consumer

Under federal and Florida law, you have the right to:

Choose your own title insurance agent and settlement service provider
Receive a Closing Disclosure at least three business days before closing
Review all settlement charges and ask questions before signing
File a complaint with the Florida Department of Financial Services if you believe your rights have been violated
File a complaint with the Consumer Financial Protection Bureau (CFPB) regarding RESPA violations
Request an itemized fee schedule before committing to services
