What is intangible tax on a mortgage in Florida?+
The nonrecurring intangible tax is a one-time Florida tax of 0.2% (two mills) levied on the mortgage amount when a new mortgage is recorded. For example, on a $280,000 loan, the intangible tax would be $560. Cash purchases do not have this cost.
How much are note documentary stamps in Florida?+
Note documentary stamps are charged at $0.35 per $100 of the loan amount, rounded up to the next $100. On a $280,000 loan, note doc stamps would be $980. This tax is paid by the buyer at closing and does not apply to cash purchases.

Cash to close is the total amount a buyer needs to bring to the closing table. It equals the down payment plus all closing costs (doc stamps, intangible tax, recording fees, title insurance, settlement fee, and survey). For cash purchases, it is the full purchase price plus closing costs.
Do cash buyers pay less in closing costs than financed buyers?+
Yes. Cash buyers avoid note documentary stamps, intangible tax, mortgage recording fees, and lender title insurance. Their closing costs are limited to deed recording, settlement fee, survey (if desired), and possibly owner title insurance. However, the total cash to close is higher because the full purchase price replaces a down payment.
